How the Mortgage Loan Process Works
There can be no doubt that getting a mortgage is a complex process. You would not be looking up loan information if it were possible to get a mortgage loan in a single day by filling out a simple application. We do the heavy lifting for you, so you can concentrate on what's important — preparing to move into your new home or saving money.
Step One: Determine how much you can borrow
This is a function of a couple things. What kind of monthly payment are you looking for? And given your unique credit and employment history, income and debt, and goals, how much will a lender loan you? Use the calculators on our website to determine your monthly payment amount. We'll also help you through different scenarios by asking a few simple questions. Based on standard lender guidelines, we'll get you a good idea of what kind of terms and loan program you can expect to benefit most from.
Step Two: Complete a pre-qualification
This step is where Strategic Mortgage, LLC can begin to save you money. You will give us details about your employment, your assets, and residence history. You'll give us your employment, asset, and residence history information. We will pull get your credit report and score (with your permission. When we review all this information we will give you a letter of pre-qualification. With this letter, your real estate agent will negotiate the best deal for your new home. The pre-qual letter gives you buying clout! While you're shopping for the home that's right for you, we're busy researching the loan program that's right for your situation.
Step Three: Apply now! We make it easy
Once you have made an offer and the sellers have accepted, it's time to apply for the loan. Applying for your loan couldn't be much easier; you can apply online right here on our site. At the end of this step, we will order an appraisal of your new home.
Step Four: Funding
Your Realtor® and the sellers will coordinate to designate an escrow/title company to handle the funding of your loan. We'll coordinate with this company to ensure all the papers your lender will require are in order, and you will probably sign everything at their office. We will work with the title company to set your date of closing. Since you will not need to worry with this coordination, you get to concentrate on moving logistics, paint colors, carpet, and the details involved in getting your new home.
